Developed by Peabody and Hill Group, our scheme, Monier Road, forms part of a masterplan for 558 homes and 5,222sqm commercial space, led by Haworth Tompkins featuring buildings by us and Lyndon Goode Architects.
We enjoyed a winter walk this November around four of our housing schemes in east London. Travelling from Gascoigne East for Be First, onto Imperial Street for Guinness, then Plaistow Hub for Populo Living.
We then walked north through Queen Elizabeth Park through Fish Island Village to have dinner next to our completed scheme Monier Road, for Peabody.

We celebrated our 20th anniversary this September, with a party in our new studios - thanks so much to all who came.

Dagenham Green - 144 new homes in a net zero emission, 19 storey tower, forming the gateway building into Peabody’s Dagenham Green masterplan for 935 homes, has been featured in the Architects' Journal.

The Tiny Forest project was organised by Earthwatch. The Dagenham team including Pitman Tozer Architects and Peabody, planted 350 trees.
The trees included a mix of native species - including hornbeam, common privet, willow, holly and elder - planted densly over a 200sqm area and based on an established forest management method developed in the 1970s by Dr Akira Miyawaki.
The Miyawaki Method is one of the most effective tree planting methods for creating forest cover quickly on degraded land that has been used for other purposes such as agriculture or construction. It is effective because it is based on natural reforestation principles, i.e. using trees native to the area and replicating natural forest regeneration processes.

Our first project for Southwark Council has received planning permission. The proposed scheme sits within the Lindley Estate and will create 44 new homes for social rent, in a 5-storey building fronting Peckham Road and Commercial Way in Southwark.

Half day workshops for groups of six young people to explore the design and architecture of key locations in Lambeth, Lewisham, Southwark & Wandsworth. Each workshop is free to attend and will be facilitated by a leading practitioner from the London Practice Forum participating practices alongside an array of exciting collaborators. Plaistow Hub ground breaking ceremony
The mayor of Newham, Rokhsana Fiaz, has kickstarted building work on our project in Plaistow for 182 new homes. The project will benefit not just local people but the whole of Newham as it's funding 112 affordable homes across the borough.

Wondering what we have been up to in the last few months?
Exciting progress is being made on Kindred House, our latest project for Brick by Brick in Croydon. Construction is well under way on this part -25 and part -23 storey building that will provide 128 new homes, three-floors of office space, a commercial unit and landscaped public realm. We complited a a private house in Notting Hill, an unique development that sensitively retains the historic character of the original building, while fully modernising the interior and bringing the external fabric up to current day standards. We looked at several public consultations on upcoming policy, legislation, and guidance documents. And lastly we looked backed at an year of virtual events.
One year since we sat down in our home offices, kitchens, bedrooms or gardens, to come together for our first virtual studio quiz, we look back on a year of remote social.

The beginning of the year saw the open consultation for the proposed changes to the National Planning Policy Framework (NPPF) following on from the Building Better Building Beautiful Commission “Living with Beauty” report. The consultation also sought views on the new National Model Design Code, which provides further guidance on the production of design codes, guides and policies to promote successful design. We consulted with our internal planning team, some local authority friends, and expert consultants to formulate our official response to the consultation. We have summarised some of our key points below.
Wondering what we have been up to in the last few months?
We took a closer look at some of the opportunities and challenges of building rail-side homes in December when we teamed up with The Voice of Authority to deliver a webinar on the topic. The Reach has featured in an exciting new documentary series, London’s New Voices, commissioned by Peabody. Our Custom Build homes in Essex are now available to purchase and we ventured outside our doorstep to find inspiration during lockdown.
During these cold, dark winter months of lockdown 3, we all have yearnings for sunnier times involving travel and adventures. It seems all too easy to take our local neighborhoods for granted however, so we have been out and about searching for inspiration on our doorsteps – we weren’t disappointed.

We teamed up with developers Unboxed Homes and Steenvlinder, and architects Mae and AOC to deliver twelve detached, custom build houses on a site just 35 minutes from London. We received planning consent last month for our proposals to build 226 new homes as part of one of east London’s largest housing redevelopments by Be First on Barking’s Gascoigne East Estate. Two of our Projects, The Reach and Monier Road, were shorlisted for various awards. And our team discovered new talents during lockdown. To find out more read our newsletter.
The White Paper, Planning for the Future, was published on 9 August 2020 and promises a new planning system that is easier for the public to access, transforms the way communities are shaped and builds the homes the country needs.

We are delighted to be part of the winning consortium led by HTA Design, and including Stitch to deliver phase 3 of the ongoing redevelopment of the 1960s Gascoigne East estate in Barking, east London. The competition was organised by Barking and Dagenham Council's regeneration arm, Be First.
The new-build house replaces a 1960s end-of-terrace mews house. The new house is characterised by bronze paneling, frameless glazing and fastidious detailing which results in jewel-like book end to the terrace.
This book including Gap House showcases 100 houses – one from each year from 1914 – that represent the range of architectural styles throughout the years and show how housing has adapted to suit urban life.
